| Fort Lauderdale is experiencing an incredible renaissance. There are more than 16 luxurious hi-rise condominium projects approved for construction or underway in Fort Lauderdale alone.
"More than $600 million worth of construction is shooting into the skyline of downtown Fort Lauderdale" according to the South Florida Sun-Sentinel, September 14, 2003. A year later it is well underway and there is more to come. There are lots of new upscale town-home projects near downtown and single-family home developments in the western suburbs too, and construction going on in nearby communities like Lauderdale By The Sea, Hillsboro Beach, Deerfield Beach, Hollywood, etc. You can expect the market for new construction to remain hot. The 2003 City Commission and mayoral elections however centered mostly on the issue of perceived over-development of downtown. Because this was such a hot political issue, the City Commission has postponed action on any new downtown projects until November and will probably be circumspect about approving new hi-rise residential construction for the foreseeable future. (See relevant news article) The recent approval of a 42-story riverfront condo next to historic Stranahan House is a notable and welcome exception. Townhome communities large and small will continue to change the character of many neighborhoods for the better. The Villas of Coral Heights and The Village at Sailboat Bend are fine examples. Downtown it means that the limited supply of condos in luxury buildings already completed or under way will probably appreciate in value rapidly as demand continues to grow. The public has also expressed concern about how hi-rise luxury condos along the ocean are changing the character of Fort Lauderdale Beach. Pompano Beach officials meantime are trying to enact regulations to limit new oceanfront buildings to ten stories. Lauderdale By The Sea just limited future new construction to a height of 45 feet. Combine these sentiments with the fact that "The Galt" (Fort Lauderdale's gold coast of hi-rise beach front condos) is pretty much built out and few good development sites remain along Fort Lauderdale's beach. What does it all mean? The anticipated result is that beachfront condos will also continue to appreciate rapidly. New projects in Lauderdale by the Sea, Deerfield Beach and other communities could also boom in the near future. Europa By The Sea is a fine example.
